Review Legal and Code Constraints - Investigate local Building Code and Zoning regulations.
Preliminary Design - Using drawings and 3-D graphic representations, create an architectural interpretation of client’s needs/aspirations. 
GREEN Design - All of our projects are designed with an eye towards saving energy, protecting natural systems, and creating healthy, pleasant spaces.   For those clients who share with us an added passion towards saving energy costs and/or greening-their-world extensive Thermal, Daylighting, and Material research services are provided.
Construction Documents (“Permit Set”)
 
Construction Documents (CDs) – In this more advanced and technical phase construction drawings and written specifications are carefully produced, providing the owner and contractor with clear construction directions and expectations.  A BASIC SET of CDs consists of site plan, floor plans, elevations, building sections, and wall sections.  For clients requiring specialized or customized buildings an ADVANCED SET of CDs is created, including interior details, additional cross sections, room finish schedule, electrical and plumbing appliances, floor and ceiling details, molding selection, contract administration, and GREEN SPECIFICATIONS as required to satisfy the project demands.  
 
Fee Structure  
 
Architectural firms use different methods to determine their fees (e.g. based on a percentage of the construction cost, cost per square foot of construction, or hourly rate).   We base our fees on the amount of architectural services to be provided.  After reviewing the client’s needs, a written proposal clarifies the services to be rendered and corresponding fee structure.   Yet, we also recognize that some new clients desire to have a rough idea of our fees even before we know anything about the scope of the project.   What follows is a preliminary guide to fees, using the cost-per-square-foot method adjusted to reflect typical degrees of complexity:  
Small Additions (200 - 600 SF):           $6 - $10 / SF
Large Additions (600+ SF):            $3 - $7 / SF
New Construction (Basic):            $2 - $4 / SF
Elaborate Construction (Advanced):    $5 - $9 / SF
Consultation fees:                  $90 / Hour
* All area calculations are “under roof”: including air conditioned/heated spaces, all porches, balconies, garages, gazebos, storage areas, etc.  Patios, crawl spaces and attic(s) are designed without charge.
